How often should commercial carpets be cleaned?

When you have multiple properties to manage it can be a bit overwhelming to keep all of your tasks straight. Between collecting rent, marketing, and screening tenants, you’ve got a full plate to say the least! One thing that you should never overlook however, is making sure that you are regularly having your carpets cleaned. Whether it is in your leasing office or in your properties, an investment in carpet cleaning is one that pays dividends.

But how often should you have the carpets professionally cleaned? This is going to depend largely on the location and type of carpet in question, so let’s take a deeper look and give you the information that you need to set a regular carpet cleaning schedule.

In the Office

Your office is the forward-facing part of your business. Both tenants and potential clients are going to be stepping through the door, and it is essential that your office looks its best at all times. A dirty office can lead to low employee morale and will leave a negative impression on your clients1 which can cost you big both in terms of productivity and retention of clients.

Your office needs to have a set schedule for both maintenance and deep cleaning. Since your office can be considered a “high traffic area,” experts recommend that your carpets be professionally cleaned and vacuumed at least once a week, ideally twice.2 This frequency of cleaning will help ensure that your office looks and smells fresh and will prevent the buildup of illness spreading mold and allergens.

As for deep cleaning, this is going to depend on the level of traffic that your office receives and the occurrence of any type of office catastrophe like a burst pipe or Steve from leasing spilling an entire pot of coffee on the rug. At the very least, you should have your carpets deep cleaned every six to twelve months.3 This frequency of cleaning will help ensure that nothing nasty is growing in the dense fibers of the carpet.

We do, however, recommend that you monitor your carpets for any discoloration or funny smells, as this could indicate the presence of mold or mildew which have the potential to cause health problems.

In Your Properties Keeping the properties that you manage in pristine condition is essential to not only tenant retention, but also for retaining your clients.

Generally speaking, it is a good idea to have the carpets professionally cleaned following tenants moving out and preceding move in, especially if the property has been vacant for longer than a month. Carpet can act as a sink for dust and other allergens5 and you want to be sure that any new tenants, be they residential or commercial, are not experiencing health problems after moving in.
